How to find accommodation in England

You have never lived in the UK and want to go to seek employment on your own? You do not want any help from Czech or other agency? Then finding accommodation may not be so easy.

Accommodation
Privately or with a real estate agency. To find a suitable accommodation is not difficult, provided that you can prove your current address in the UK – proof of address. Real estate agencies will check your financial history and there may be first complications. You have none. Then there is the above mentioned proof of address. In this situation, there is no choice but to try to find a real estate agency, which does not require these formalities, or a private person who will rent you a house or apartment. Keep in mind that under these circumstances, you will be required a deposit of one month’s rent and two or three rents in advance. Easily, you can get up to 2 500 pounds or more and you have to pay the full amount when the contract is signed. Real estate agencies are usually very flexible and show you a house even on weekends. You can move in almost immediately. Always ask the agent since when is the house free, because there could be some reconstruction works or a previous tenant.

 

Price
Rent is around 600 pounds for a three-bedroom house in Manchester. House share is from 250 to 370 pounds with all bills (water, gas, electricity, TV, council tax), depending on where you want to live. Prices may be lower, but here you risk the quality of housing and there is usually no internet connection. Living in London can be several times more expensive.

 

Deposit
If you give a deposit, make sure it will be stored in a depositary, such as The Deposit Protection Scheme. It is a state agency that holds deposits and once you move away, it will be paid to you. All real estate agencies should automatically store your deposit to the depositary. Make sure that your landlord transferred your deposit to the depositary otherwise you run the risk that you will never get it back.

 

Housing contract
The housing contract is issued for a period of 6 – 12 months. The notice period is one month, sometimes two. By violating of the notice period you will lose your eligibility to refund of deposit. Mostly, you are not allowed to smoke in houses.

 

Children and pets
The problem may occur if you move to the UK with children or pets. Most landlords try to avoid animals. The under aged can not be accommodated in house share (shared living with strangers), it is prohibited by law. If you are looking for accommodation for your family, then you have no choice but to rent the whole house.  For a start, it may be high costs.
